Rambler Park Achieves LEED Platinum EBOM

DALLAS — Rambler Park, a 310,000-square-foot office building in Dallas, has been awarded the first LEED Platinum for Existing Buildings Operations and Maintenance certification in the city and north Texas.
Developer Parmenter Realty Partners, based in Miami, acquired the 14-story property from Endeavor Real Estate Group in June 2013. The firm has since been recognized as a 2014 Energy Star Partner of the Year for its management and energy-efficient improvements throughout its entire building portfolio, in addition to the LEED rating earned in August for Rambler Park.
“We are proud that Rambler Park is recognized with this significant certification one year after we acquired and renovated the building,” said Steve Bronner, vice chairman of Parmenter Realty Partners, in a statement. “Our dedicated sustainability team constantly looks for ways to maximize the efficiencies of our buildings, while we also create value for our investors and holistic working environments for our tenants.”
Before Parmenter’s acquisition, the property already had direct access to public transit at the Walnut Hill DART station and boasted a top performer status in the Environmental Protection Agency’s (EPA) Energy Star Portfolio Manager with a score of 94. Over the past year, the new building management firm has been determined to earn LEED for existing operations, and was mindful of its green efforts during renovations to the building’s lobby. Throughout construction, Parmenter recorded green efforts, including waste recycling, sustainable renovation product purchases, and indoor air quality management. Parmenter also requires the use of green cleaning products and methods at Rambler Park, and extends sustainability requirements to landscaping, window washing and pest-control service providers.
Parmenter Realty Partners has a dedicated sustainability team called ParmenterGREEN, which manages 15 buildings that are either LEED certified or are in the process of earning the certification.
“Our company’s sincere commitment to enhancing sustainability throughout its high performing buildings portfolio enabled our ParmenterGREEN team to earn the LEED Platinum in only one year, a feat of which we’re very proud,” said Steve Harrison, Parmenter’s managing director of facilities and sustainability, in a statement.
