High Rise Offers Sustainability, Connectivity

MIAMI — Located in the heart of Miami’s downtown financial district, the recently completed 600 Brickell at Brickell World Plaza is designed and built to set a new international standard for office development technology and sustainability.

Developed by Miami-based Foram Group, the 600,000-square-foot, 40-story project, formerly known as Brickell Financial Centre, will be the most “connected” office building in the Southeast, according to officials from the development firm. Global architecture firm RTKL served as the architect on the project, which features a 30,000-square-foot ground level plaza.

The building’s capabilities were designed to “stay ahead of global tenants’ most demanding technological applications for years to come,” officials from the firm said.

600 Brickell is South Florida’s first facility built with the Cisco Connected Commercial Office Building solution, in partnership with Cisco Systems, Inc., and will offer provide infrastructure designed to meet tenants’ present and future information technology needs quickly, simply and cost-effectively, officials said. The building was pre-certified under the U.S. Green Building Council as LEED Platinum — the only high- rise office building in Florida with the award. Worldwide, only about 13 high-rise office buildings of this size hold Platinum certification.

The building features large, open floor plans that feature a compact center core to enable maximum flexibility in layouts and a higher density of staff counthigher staff-count densities, according to the firm.

Generous, clear spans are free of columns to support custom layouts, while depth and bay configurations of the bays accommodates more work stationsworkstations and smaller columns simplify office configuration, according to the building website.

The building also has higherfeatures nine-foot ceiling heights of nine feet to enhance air and light.

“Because 600 Brickell has a compact core and is framed by steel rather than reinforced concrete, tenants can enjoy more flexible and open floor plans, greater efficiency per square foot and unimpeded views throughout the floor plate,” according to the firmthe firm said.

To fulfill its connectivity goals, 600 Brickell offers underground, redundant fiber-optic connections linking tenants to the Internet in less than a millisecond. The building is the first “Class A” office building of this magnitude in the world to be ISO 27001 Certified, the internationally accepted benchmark for information security.

“This seamless connectivity — unrivaled in the Southeast — positions 600 Brickell as a unique center for international trading floors, post-production media facilities and other enterprises with the need to transfer vast amounts of data with top information security,” Foram officials from the development firm said.

600 Brickell is located in a 30,000-square-foot plaza with restaurants and cafés, a stage, and a 60-foot up-lit fountain.
